National Teachers Academy, Chicago, IL Tripartite, Inc. performed the condition assessment of the ten year old building in order to accurately evaluate the cause of the flooring failure, and to determine the extent and character of the required repair. Coupled with poor construction techniques, a differential relaxing of the concrete and poorly adhered finish epoxy terrazzo led to extensive failure of the terrazzo throughout the building. Our findings determined that the conditions leading to the failure are not progressive; therefore a prescription for complete repair of only the failed areas was prudent. The work includes selective testing of the floor in failed and in-tact areas. A full report detailed the findings. A scope of work was developed to demolish and repair the terrazzo floor areas as well as the selective stair treads. Flooring in extensive areas of the school were affected, and were ultimately returned to the school in pristine condition. |
